Why this matters

The regulatory landscape has changed significantly

Following Grenfell, the Fire Safety Act 2021 and Building Safety Act 2022 introduced significant new obligations for everyone involved in the management of residential buildings. These are not administrative burdens — they exist because the consequences of getting it wrong are serious.

Many blocks are currently managed by agents who treat compliance as a back-office function. Certificates expire. Risk assessments gather dust. Gaps are not identified until something goes wrong.

We approach compliance differently. When we take on a building, the first thing we do is understand where you stand — what you have, what you are missing and what needs to happen next. That work is documented, tracked and reported to you regularly.

Are your fire risk assessments current?

FRAs must be reviewed regularly and after any significant building changes.

Are your H&S certificates up to date?

Electrical installation condition reports, gas safety, asbestos surveys — all carry expiry dates.

Is your PAP role correctly assigned?

Under the Building Safety Act, higher-risk buildings require a named Principal Accountable Person.

Are your emergency plans current and communicated?

Evacuation procedures must be documented and shared with residents.

The compliance diary

When we take on any building, one of our first tasks is to build a comprehensive compliance diary. This is the foundation of everything else we do.

Initial audit

When we take on a building, our first task is to produce a complete compliance audit. We document every required report, certificate and assessment — and identify exactly what is missing or overdue.

Gap analysis

We produce a clear gap report that shows which compliance items are in place, which are overdue and which have never been addressed. Directors see the full picture, not a filtered version.

Action plan with budgets

Every gap gets a resolution plan with a realistic timescale and cost estimate. Where cashflow is constrained, we work with directors to prioritise and phase the work sensibly.

Ongoing tracking and reporting

The compliance diary is a live document. Expiry dates trigger reminders well in advance. Directors receive regular updates so that nothing gets missed.

Scope of responsibility

What we manage on your behalf

Principal Accountable Person (PAP)

We can act as PAP for high-risk buildings, taking legal responsibility for safety and compliance under the Building Safety Act 2022.

Safety Management System

We establish and maintain processes to identify, assess and control building safety risks across the full lifecycle of the building.

Records and Documentation

Complete, up-to-date logs of inspections, risk assessments, maintenance activities and all resident communications are maintained at all times.

Regulatory Compliance

Ongoing compliance with all applicable building safety regulations — including the Fire Safety Act 2021 and Building Safety Act 2022.

Regular Inspections

Scheduled safety and fire risk assessments are carried out and any issues addressed promptly — not filed away and forgotten.

Resident Communication

Clear guidance, transparent reporting channels and timely safety updates ensure residents are always informed.

Incident Reporting

Significant safety issues are reported to the Building Safety Regulator and a full incident log is maintained.

Emergency Planning

Emergency and evacuation plans are created, tested and communicated to all residents and relevant parties.

Fire Safety Act 2021

Strengthened requirements for responsible persons in multi-occupancy residential buildings, including fire door and building structure assessments.

Building Safety Act 2022

Introduced the Principal Accountable Person role and created new obligations for higher-risk buildings. Significant increase in duties for building owners and managers.

Health and Safety at Work Act 1974

Core legislation governing health and safety obligations for everyone involved in the management of buildings where people work or visit.

Regulatory Reform (Fire Safety) Order 2005

Requires a responsible person to carry out a fire risk assessment and implement appropriate fire safety measures.
