About Unity

We started this business because we needed it ourselves

Unity Block Management was founded in direct response to first-hand frustration with poor service, poor planning and inflated costs in a badly managed building. That experience shapes everything we do.

Why we exist

Built out of frustration. Run with diligence.

Anyone who has been a leaseholder in a block with a poor managing agent knows the frustrations intimately: fees that feel unjustified, maintenance that gets handled reactively, compliance documents that may or may not be up to date, and communication that falls short at every turn.

One of Unity's co-founders experienced exactly this — and instead of accepting it, he led the process of taking over the management of his own building through the Right to Manage scheme. That experience made it clear just how much better things could be done with the right approach, the right planning and a team that actually cares.

Unity was built to offer that approach to other blocks. Not as a generic property management company, but as a specialist service that understands the specific challenges of apartment block management.

Specialist only

Block management is all we do. We are not a lettings agency with a management bolt-on.

Total cost focus

We look at the full cost of running your building — not just the management fee.

Founder-led

You deal with the people who own this business and whose reputation depends on your building being managed well.

Compliance built in

Health & safety and regulatory compliance are treated as a core part of the job from day one.

The people behind your building

Co-Founder

Adam Blenkinsop

With over 20 years in property maintenance, refurbishment and development, Adam brings the kind of hands-on knowledge that makes a real difference in block management.

His career began as a qualified joiner before progressing into senior development and management roles. He is currently Development Director of an established estate agency managing over 200 residential properties.

Adam project manages multiple refurbishment schemes simultaneously, overseeing works from initial planning through to completion. He has secured planning permission on large-scale multi-million-pound developments and prepared detailed building estimates for major projects.

Over the years, he has built and maintained a strong, trusted contractor panel — giving Unity the ability to commission quality work at competitive rates, with proper oversight and accountability.

Co-Founder

Christopher Penfold

Christopher brings an unusual combination of financial, compliance and operational expertise — alongside direct, first-hand experience of what it means to be a leaseholder in a poorly managed building.

A former accountant and experienced business owner, he previously managed health & safety and compliance across several of Newcastle's largest leisure venues, giving him deep practical knowledge of regulatory standards and risk management.

Having lived the block tenant experience, Christopher successfully led his own building through a Right to Manage (RTM) process — delivering better governance, clearer budgets and improved services for residents.

That experience gave Unity a clear foundation: the people running this business know exactly what leaseholders and directors need, because they have been there themselves.

Key credentials

  • Qualified accountant and experienced business owner
  • Health & safety management across major commercial venues
  • Successfully led own block through RTM process
  • First-hand leaseholder and block director experience

What we stand for

Our values

Commercial diligence

We examine the full cost of running a building, not just the headline fee. Real savings come from procurement, planning and contractor oversight.

Compliance first

We treat health & safety and regulatory compliance as a core responsibility — not a box to tick. Every building gets a compliance diary from day one.

Resident-focused

Good block management benefits everyone in the building. Clear communication, prompt follow-through and honest reporting make the difference.

Transparency in everything

No hidden charges, no inflated invoices, no vague reports. We tell you what we find and what we recommend — plainly.

Professional standards

Regulated, accredited and properly organised

Unity Block Management is a member of The Property Ombudsman scheme, providing residents and leaseholders with access to an independent redress service. We participate in the Property Redress Scheme and maintain proper client trust accounts.

We are enrolled with the British Safety Council as part of our commitment to high standards of health and safety practice. As a paperless business, we take data protection seriously and never store bank card details.
