Sound familiar?

We know exactly what bad block management looks like

This business was started because of first-hand experience with poor service, poor planning and high costs. We understand these frustrations because we have lived them.

Fees that don't add up

You pay a management fee but can't see what you get for it. Costs keep rising without explanation.

Reactive repairs, not planned maintenance

Problems get fixed when they become emergencies — costing more than if they'd been caught early.

Inflated contractor invoices

Work gets done but there's no oversight. You suspect you're paying over the odds with no way to check.

Compliance gaps keeping you up at night

You're not confident that health & safety and regulatory obligations are being properly handled.

Residents losing patience

Communication is poor. Issues go unresolved. Residents are frustrated and directors are getting the blame.

No transparency on service charge spend

You don't know exactly where the money goes or whether you're getting genuine value for it.

Free — No Obligation

Why choose Unity

Specialist. Accountable. Detail-driven.

01

Specialist block management only

We don't do lettings, sales or residential management. Block management is all we do, which means sharper focus and better results.

02

Total cost focus, not just the fee

Most agents compete on the headline fee. We look at the whole cost of running your building — maintenance, contractors, compliance and more.

03

Founder-led with direct accountability

You deal with the people who built this business, not a call centre. Our reputation is on the line with every building we manage.

04

Compliance-first approach

We build a compliance diary for every building from day one. Everything tracked, audited and reported — nothing left to chance.

05

Transparent pricing and flexible terms

Monthly billing. 30 days notice. No lock-ins. We want to earn your trust through service, not trap you in a long contract.

Our story

We started Unity because we were the frustrated leaseholder

Unity Block Management was founded after direct, first-hand experience of everything that can go wrong when a block is poorly managed — inflated costs, poor planning, reactive repairs and a managing agent that simply was not accountable.

That frustration turned into a determination to do things properly. We built this business to offer the kind of block management we wished we had received: specialist, transparent, commercially sharp and genuinely focused on the people who live in the buildings we look after.

We are founder-led, which means the people you speak to are the people responsible for your building. There is no call centre, no account manager rotation, no corporate distance.

Health & Safety

Compliance is not a box-ticking exercise

Since the Fire Safety Act 2021 and Building Safety Act 2022, the obligations on block managers have increased significantly. We take that responsibility seriously — and we build the structure to meet it properly.

Compliance diary from day one

We document what is needed, when it is due and what gaps exist — before anything else.

Clear action plans with budgets

Every compliance gap gets a resolution plan with timescales and cost estimates.

Regular reporting to directors

You always know the compliance position. Nothing gets missed or quietly ignored.

Common questions

Thinking about switching?

How easy is it to switch managing agent?

Switching is more straightforward than most people expect. We handle all the communication with your outgoing agent, gather the documents we need and agree a transition plan that minimises disruption to residents.

What does the free health check involve?

We review your current management fee, maintenance costs, contractor spend and compliance position. We then identify savings opportunities and any gaps or risks. There is no obligation to switch to Unity.

Do you only reduce fees, or do you review wider costs too?

We look at the total cost of running your building. In our experience, the biggest savings are often in maintenance, procurement and compliance handling — not just the management fee itself.
